Our team helped Volumod secure funding, navigate development barriers and align partners, allowing the company to convert a vacant warehouse on Indianapolis’ east side into a modular-home manufacturing campus.

Volumod transformed an underused Post Road warehouse into a hub for modular housing production, workforce development and entrepreneurship. Founded by a faith‑driven entrepreneur, the campus houses headquarters, a factory floor, a commercial kitchen and a minority‑controlled business incubator. The company’s factory‑built units cut construction times and costs so homes can be delivered as soon as foundations are laid. Volumod also runs a re‑entry employment program, hiring formerly incarcerated individuals and helping employees work toward home ownership.

The Challenge

Local governments recognized the need for more affordable housing but lacked tools to scale a modular solution. Volumod needed capital and expertise to repurpose the warehouse, build out production lines and create a business model that could serve multiple markets, while also developing a workforce from a community with limited job opportunities.

HOW COMMUNITY REDEVELOPMENT MADE A DIFFERENCE

THE SOLUTION:

Our team identified tax‑credit, grant and loan opportunities and provided development and regulatory support. We assisted with financial modeling to establish Volumod’s viability, coordinated infrastructure and permitting, and forged partnerships with housing authorities, developers and local officials. This comprehensive approach allowed Volumod to focus on manufacturing quality units and expanding its re‑entry workforce program.

WHAT WE ACHIEVED:

Volumod now employs about 100 people, roughly half of whom are formerly incarcerated. The company’s re‑entry program provides wrap‑around services—housing, counseling, transportation and skills training—that help participants rebuild their lives. By producing modular homes that can be delivered when foundations are ready, Volumod reduces build times and costs, supports Indiana’s affordable‑housing needs and creates jobs in an underserved part of Indianapolis.
